Tenant Representation/Project Management

Project Definition   

  • Site/building search and evaluation of building systems including: mechanical, electrical, roofing and parking and their affect on operating expenses
  • Facilitate design development services including: Programming, preliminary block planning for sites and development of the scope of work description
  • Manage the space planning along with the consulting architect for buidlings under consideration
  • Provide quantity take-offs and construction estimate for use in evaluating the tenant improvement allowance
  • Provide lease comments relating to base building capital improvements and building standard tenant improvements for the lease negotiation

Project Implementation

  • Develop preliminary schedule, critical dates and overall project budget
  • Obtain and review proposals for professional services and make recommendations for awarding the contracts to client
  • Establish bidding specifications and procedures for products and vendors
  • Manage the bidding, level all bids and make recommendations for vendor selections
  • Participate in the final plan review for the building selected and provide value engineering recommendations as required
  • Coordinate all preconstruction services, budget cost controls and schedules for all required vendors
  • Supervise construction manager, including monitoring and evaluating all change orders and schedule changes
  • Provide monthly progress reports, outlining status, budget and schedule
  • Coordinate all relocation activities to ensure a "seamless move"
  • Post construction and closeout services including: punch list, maintenance programs and account closeouts
